Mississauga, Brampton showing spikes in active real estate listings


Housing starts could use a boost in Peel Region but there are plenty of active listings, with listing up 43 and 42 per cent, respectively, year-over-year in Mississauga and Brampton.

Despite every region in the GTA experiencing a dip in active listings from September to November, overall conditions have improved from 2022 in every region and city, with the number of listings in Peel jumping from 2,131 in November 2022 to 3,529 last month. Even if active listings in the communities continue to drop off month-over-month, it is unlikely that they will reach November 2022 levels anytime soon.

Peel and Durham regions both experienced 40-plus active listing increases, while York Region listings jumped 47 per cent. Active listings surged the most in Milton, Bradford, Newmarket, Aurora, Ajax and Pickering – each with spikes of more than 60 per cent – while Mississauga, Brampton and Oakville all saw increases of at least 39 per cent.

Caledon listings rose 28 per cent, from 224 to 286 homes listed for sale,

Brampton active listings increased from 872 to 1,235, while Mississauga surged from 1,035 to 1,480.

Unlike active listings, which have seen a slowdown in the past few months, months of inventory is still climbing or remaining stable across the GTA. In November 2022, every region in Toronto besides Simcoe County had under two months of inventory, while in November 2023 most regions had over two months of inventory.

Each Peel community is showing an increase in months of inventory, with Caledon topping the list with four months of housing inventory.
