Logel Homes’ kitchen design catches homebuyer’s eye

Waterside at Mahogany offers homes with lakeside views in one direction and mountain views another.

Logel Homes has a well-deserved reputation for building some of the finest multi-family homes in Calgary. Logel’s signature design feature is the inventive layout of every home, particularly in the kitchen, which can appear as spacious and functional as that of a single-family home.

This aspect of Logel’s condo floor plans was not lost on home buyer Jodi Dutchak, a former Albertan who returned to roost after studying abroad and living in Ontario. In her quest to purchase a home after years spent renting, she visited the show suites in Logel’s Seton West development in the southeast. One of the suites, the two-bedroom, two-bathroom Atwood 2ES, caught her eye.

“What stood out to me is how they laid out the kitchen. I was so amazed there was tons of counter space and an island. In my mind, what I was seeing was what I imagine in a detached home, not a condo,” says Dutchak. “I had looked at a number of models, but the layout of this one really spoke to me. For a condo, it just had so much storage.”

The floor plan sealed the deal, but in her heart, she was hoping to find a home in the lake community of Mahogany, next door to Seton, and she said so out loud. It was almost like someone waved a magic wand because she learned that plans were in the works for Waterside at Mahogany, a new eight-building condo project in Mahogany, right across the street from the lake.

“Logel made it known that Waterside was coming, so I held out for that. I was lucky enough to get a unit,” she says.

Dutchak secured the next generation of the Atwood floor plan, the Atwood 3ES with 1,073 square feet. Her fourth-floor unit has the kitchen she wanted and a second bedroom where she will spend her leisure time painting.

“It was exciting to me that I could have a dedicated room for a little art studio. That was another reason for going for the bigger unit. I will finally have a place I could put my own stamp on,” she says.

The Waterside project is the first time Logel Homes has worked with Hopewell Residential, the developer of Mahogany. Logel competed with multiple multi-family builders for that prime piece of real estate on the west side of the south end of the lake. Reilly LePage, Logel sales and marketing manager, says the concept for Waterside fit nicely into the residential aspect of Mahogany, a community punctuated by single-family homes or resale, high-end multi-family developments.

“We had lineups at our opening in October and most of the customers came from within the community,” he says. “We have a cool niche in that there hasn’t been a development like ours for a couple of years. We’re offering as many product types as possible from 492 square feet up to just shy of 1,300 square feet, so people can have a nice home with lower condo fees. Mahogany is full of amenities, with the lake and YMCA down the road. Everything is in walking distance.”

The first building is already 60 per cent sold with the second scheduled for release February 2024. Waterside has popular Logel floor plans, like the award-winning Atwood starting at $444,900, plus several new plans including a three-bedroom model starting at $609,900. The temporary sales centre at Mahogany Drive and Mahogany Boulevard S.E. features a 905-square-foot, two-bedroom show suite boasting an ample kitchen and spacious ensuite. These are features that resonate with first-time buyers and right-sizers.

“These are the two areas we focus on, plus features like walk-in laundry. We cater to people who haven’t lived in a condo before and try to add in those elements of single-family living,” LePage says.

Homes in the first building of Waterside are still 18 months away from being completed, and Dutchak has plenty of time to work with Logel’s design team to choose her interior finishings and upgrades. While she waits in her temporary home, she and her little rat terrier will enjoy the abundant green spaces in the four-season community of Mahogany.

“I like being around nature but also close to the shops and amenities that are all around in the community and being close to the Brookfield Residential YMCA is important to me, too. I’m there almost every day,” she says.
